For this Porter Ranch homeowner, the irrigation trouble had become a recurring problem. PVC lines were bursting, sprinklers were breaking, and the irrigation valves were making noise. Then a major irrigation burst leak turned an outdoor repair into a disruption for the entire house.
The valve that should have stopped the leak would not move
When the homeowner needed to isolate the irrigation supply, the underground shutoff was seized. The valve was there, but it could not do its job when it mattered.
With no working way to stop the irrigation water independently, the homeowner had to shut off the water to the whole house. The same supply needed for sinks, showers, toilets, and the kitchen had to stay off to stop the outdoor leak.
That was the central issue with this project: the homeowner needed more than another repair to the latest broken component. The irrigation supply needed a dependable shutoff, better access for future service, and dedicated pressure control.
Rebuilding the supply around access and control
We rerouted the irrigation supply and capped the old in-ground shutoff connection. In its place, we installed an accessible above-ground ball valve, giving the homeowner a clearly visible point to isolate the irrigation branch.
We also added a dedicated pressure reducing valve, or PRV, to manage the pressure delivered to the irrigation system. Along with the supply work, we replaced five irrigation control valves with brass valves.
Each part of the upgrade had a purpose. The ball valve provides manual shutoff access. The PRV manages excessive incoming pressure within its operating limits. The new brass irrigation valves replace the old valve bank with durable valve bodies and a fresh set of operating components.
A supply that is easier to live with and maintain
The completed installation gives the homeowner an accessible irrigation shutoff and a dedicated point of pressure control. Future irrigation maintenance can be approached with a clear way to isolate the branch, instead of relying on the old seized underground valve.
The upgrade also supports long-term serviceability. Brass valves and appropriate pressure control can help reduce avoidable component stress, while easier access makes inspection and future repairs more straightforward. The existing piping and normal valve components still require attention over time; this work does not make the system immune to future leaks.
For this client, the project changed how the irrigation supply could be controlled and serviced after a leak had exposed the weakness of the old arrangement.
Could your irrigation shutoff handle an emergency?
Whether you are in Simi Valley or Porter Ranch, recurring irrigation leaks or a shutoff that will not operate are worth addressing before the next major break. If a sprinkler supply leak would require shutting down your whole house, it may be time to evaluate the isolation valve and piping arrangement.
